Phase I ESA
Phase I Environmental Site Assessments in Florida to identify environmental risks, uncover RECs, and support confident commercial property decisions.
What is a Phase I Environmental Site Assessment?
A Phase 1 ESA is a recognized step and common requirement in commercial real estate transactions and a due diligence process. It is designed to assess a property’s environmental risks and identify potential liabilities, such as soil contamination or hazardous materials on site or neighboring, whether historical or current.
The Carpenter's Son Commercial Property Inspections has collaborated with ETS Environmental & Associates to complete a comprehensive Phase I analysis report. ETS Environmental & Associates, LLC is a nationally renowned full service environmental engineer consulting firm providing Phase I, II and III services.
Our combined assessments are conducted with aim to uncover Recognized Environmental Conditions (RECs) that could affect the property’s value, safety, or regulatory compliance. By thoroughly inspecting the property, reviewing it’s history, conducting visual surveys, and gathering information from previous owners and local authorities, we provide a detailed report that helps you avoid costly surprises and make informed, risk-free investment decisions.
